What we do

We visit your home on the schedule you choose, walk through a checklist of the things that go wrong in an empty Michigan house in winter, take photos, and send you a report the same day. If we find a problem we tell you right away and can help arrange a repair.

What we are not

This report reflects a visual observation of the property on the date shown. It is not a licensed home inspection, appraisal, or engineering assessment. We look, we test what can be tested by hand, and we report what we see. We cannot see inside walls, under floors, or behind stored belongings, and we cannot promise that nothing will go wrong between visits.

Your home and your keys

You give us a key or codes so we can get in. We keep them secure, use them only for your visits, and return them when the service ends. Tell us right away if a code changes or a key goes missing.

Repairs and contractors

We do not do repairs. If something needs fixing we will call you, and with your say so we can call your contractor or ours and meet them at the house. You pay the contractor directly. We do not take a cut.

Emergencies

If we find water, no heat, an open door, or anything that cannot wait, we act to protect the house first, then call you. That may mean shutting off water or calling a service before we reach you.

Payment

Visits are billed monthly at the rate we agreed on. Either of us can end the service with two weeks notice. There is no long term contract.

Responsibility

We are insured and we take care in your home. We are responsible for damage we cause. We are not responsible for problems that arise between visits, that were not visible during a visit, or that come from weather, utilities, or the house itself. Our responsibility for any claim is limited to what you paid us in the twelve months before it.
